As of Jan. 1, 2015, minimum effeciency requirements for split-system central air conditioners must achieve at least 14 SEER in the Southeast. Because this is the first time DOE has regionalized energy-efficiency standards for HVACR equipment, enforcement has been a major concern for many in the industry.
Why is this important to you as an investor? Simply put, the cost to repair and replace an A/C system is definitely going up again with the new requirement of 14 SEER energy efficiency requirement for the Southeastern States.
As your property manager, I will perfom interior inspections through out the lease. These inspections include checking to make sure your tenants are maintaing the AC by changing the filter and clearing the drain line.
