Can you hold a place before I apply?
We prefer you to view the home prior to applying. Once you are approved, we require a deposit to take the property off the market to hold for you. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Typically we collect the deposit and first full months rent. However, we may ask for an additional deposit depending on the results of your application. -
Is the deposit refundable?
Your deposit is refundable as long as the home is returned in the same condition as it was when you moved in. Your deposit will be handled according to Florida law and held in a non-interest bearing account .According to the Florida Landlord Tenant Act, when a tenant vacates the premises, if the landlord does not intend to impose a claim on the security deposit, the landlord shall have 15 days to return the security deposit together with interest if otherwise required, or the landlord shall have 30 days to give the tenant written notice by certified mail to the tenant's last known mailing address of his or her intention to impose a claim on the deposit and the reason for imposing the claim -
You have a property I want to rent. How do I apply?
After you view the home, you can apply online through our website. All applicants over the age of 18 must apply and pay a $55 application fee. IT typically takes 24-48 hours to process the application. -
How do I pay rent?
We have a variety of way you can pay rent to make it convenient for you. We have a tenant portal where you can pay with a debit/credit card for a fee OR with ACH at no charge. We also accept rent payments via Zelle. You may also drop off a check, cashiers check or money order to our office at anytime. -
I want to get a pet. What do I do?
Pets are allowed on a case by case basis and must be listed on the lease if approved. The following breeds are not allowed: German Shepherd, Doberman, Pit Bull or Pit Bull mix, Staffordshire Terrier, Chow, Rottweiler, Siberian Husky, Akita, Malamute, Presa Canario and Wolf-Hybrid. Deposits are waived for medically necessary pets. All residents must complete a third party pet screening, regardless if you have a pet or not. The third party service is at the tenant’s expense (no cost if you have no pet) and must be completed through oirhomes.petscreening.com. -
I want to move out, but my roommate wants to stay. What do I do?
It's simple! Your Property Manager will need to re-verify your income to ensure you meet our income requirements with out the vacating tenants income. Once approved, an addendum will be created removing the vacating tenant. -
My lease expiration is coming and I want to move out. What do I do?
A written notice is required either 30 or 60 days prior to your lease expiring. Your lease will detail the specifics of vacating.
